Hey All,I am having some trouble understanding how DTI is calculated and it seems that the different lenders I have talked to are telling me different information.I have 1 year of landlord experience renting half my duplex and just filed my first schedule E in 2015.

The FHA r90 day restriction is from your acquisition escrow date to the "execution of the purchase contract" for an FHA buyer, not their closing date.

To better explain, if a rental property is purchased with 25% down and nothing is done to increase the value of the property and then a cash out refi is executed in 3-4 years time.
