The difference is simply on the investing side, and the capacity to invest beyond just the public exchanges.

While I realize this is the only skin in the game required in exchange for them financing 100% property and repair.My fear is that I’m not comfortable with not knowing ahead of time If They will qualify my deal-or if the $3k will be lost is I don’t get qualified To move forward.

It's all coming together quite nicely, and thanks to all the great insight from this site and from many books, my standards for cash flow have gotten extremely high, and we're killing it on our COC for the most recent three properties.Where we are now is...we just got a very nice cash payout from some complicated circumstances surrounding my wife's company being bought out and all retained employees getting huge retention bonuses.

Some good insight on here from many student landlords.
