Keep in mind you can keep it as a rental for up to 3 more years, and still sell without paying capital gains tax.

Tenants pay their own electric and heat, and for single family properties all other utilities.

Without new companies moving into the city and creating replacement jobs, the only jobs left will be low-paying service sector jobs.

I’m a Rehab & Retail investor —- Joey  I have been asking BP members this for 10 years and you will get folks chiming in your crazy to pay 20% CRAZY and will shoot it down.. there are those that understand the value proposition folks like us bring.

We require strong LL referrals and state this requires more than paying your rent on time.  

Thanks Russ I am sure yours is like my wife worth every penny so you can concentrate on doing deals not organizing your files :)  I can also see in markets that the median sale prices are not like yours and or ours the cost could be prohibitive if your selling 200k homes and then doing commish splits etc.. there is a huge difference in making a 30 or 40k commish and paying 400.00 and making 6 k your broker split then paying the 400.00..
