My main reason for considering commercial is because 1) the duplex and triplex and even 4plex market in my area is very competitive and it drives purchasing prices too high. 2) I guess I’m kind of a pretty ambitious guy and my wife has followed my lead and trusted my guidance and I want to help our growing family (2 kids and 1 on the way) meet our financial goals as fast as I can!

And I haven't found that paying for a PM is profitable or scalable unless you can acquire 100s of SFHs or condos.

The sale would include 2 duplexes, all of which are being rented.

Another option is to look into a duplex or a tri-plex or maybe even a quad-plex.

During 2009 when I bought my condo in SF, to supplement my vacation income, I signed up with a company called Air BnB to rent out my place when I was gone.  

So it looks like since its duplex the bank I did my last loan with (second home loan that we turned into an airbnb short term rental in Ocean City) said we had to do a investment loan and put down 25%.
