When oil & gas goes up, rent rates go way up, sometimes more than double or you can rent by the room or by the week and when oil & gas prices drop, you can pick up more great deals buying foreclosure properties.

Especially with not a lot of money for a down payment.It is a 1 bedroom stick built house (20k repairs needed)Also a double wide 3/2 manufactured home.It is located in the county, on a R5 plot of land.It is a great deal and I believe I can get it at a good price, but financing has been shot down by every lender I've checked with.The lenders don't like the difference with the stick built and mobile home on the same parcel.Possible options I can do for financing?

The price pretty much doubled.

 $60K sounds like a lot unless it is pretty new and on land of some sort and maybe a double wide home and not a single wide variety.

The strategy i have been working on is placing offers on hud homes and then wholesale the property, the issue that arose was that unfortunately for HUD homes you are not allowed to use assignments of contracts, i would have to do a "simultaneous close, also known as "Double close".

I spoke with the realtor earlier today and he said he could get the seller to except an offer at $335 because he is going to get double commission. 

But having the 30 year mortgage to fall back on but doubling your payments so you can pay it off sooner definitely sounds like a smart compromise. 

I feel like I've lost a couple of pretty good deals due to the agent double ending the offer from the buyer.Thanks again

Annual NOI of the park is about 62k, the cash flow is about 38k, writing it down on paper and all the time out there working on it I think it could double that with the right amount of elbow grease.
