If the OP wants to practice real estate, get an education first, get the license, and be above board.

Today, I'm preparing to put down a significant amount of money with a partner, doing it in the manner the OP suggests. 

I've had deals like that but they're outside of the scope of this reply and not going to happen unless you're super plugged into a submarket and find the right op that wouldn't be jumped on by the masses.

I did buy a 2 bdrm co-op in Harlem at 24 which turned out to be a great investment but MAN I'd be set for life if I'd have gone big and gotten a brownstone. 2.

What OP seems to be forgetting is that competition is FIERCE in real estate.
