Also, where I disagree, as I've attempted to explain many, many times before, price to rent ratios are a very poor indicator of desirability or profitability of a market ... there are too many other very important factors that at play that price to rent ratios completely ignore.

There's a side that seems to think that if it's only occasional, it's not really a business and you can classify it as a capital transaction.I disagree with that and the IRS does as well.
