I don't know how using a VA loan will impact your ability to use the rent on your current property as income, but I have been able to do it on non-VA loans.  

Where or how I buy has a direct impact on my profit.

Impact to Budget -  $0 I am going to say zero dollars economically but probably lost out on several business building opportunities which certainly has a cost though I will not attempt to quantify that here.3.

Gee I wish I was doing that appraisal,  Not, have already done plenty,  Rural location, first expand to 12 months then to 2 years if necessary unless there has been something to make an impact on local market,  most likely not the case in a rural location.
