What do you do with your rental properties when the roof, AC, and other major component start failing on a long term 30 year loan, buy and hold real estate investing.

I view the main components as being:1) Money  2) Deals  3) ContractorsSometimes I have more deals than money, other times I have the available money but not enough deals and other times I have the money and the deals but my contractors' plates are full with my other jobs. 

Set money aside to replace these major components as these things age.

The other component is how long it will take to get the property performing on the return for the time invested.

Once that happens, when you post an ad, you'll suddenly capture the attention of the community.If you just advertise without the social component, there is a pretty good chance that your ad will fail . . .Thoughts?

I want to start building a team and one of the key components is a wholesaler.What I'm looking for is a wholesaling partner that can follow up on the leads that come in from my marketing and get the deals under contract along with finding other deals.  

The main detriment to your credit is actually getting behind on all the bills, including the mortgage.

My policy currently covers my home, rentals and cars.The question is do you go to commercial with everything or just the commercial portion of your assets leaving everything in place and adding a commercial component?

If the place isn't riddled with holes, has working heating and cooling components, you're not going to get by writing an offer at HALF price... and then exhale with frustration like you're super surprised...

Apartment buildings are great and they also have so many moving components that factor in the returns.
