@Josh Young Yes I have invested in other markets, and yes a lot of turnkey investors do invest in more than one market, although it is my view that one should start in one and add a few properties before diversifying to other markets.

I agree Christopher, and to be clear none of my comments were directed at you personally, or specific to your system, I always address things from a generic view point of the subject matter, however, I am not, nor would I advocate zero interest notes for more than 12 months or under some very unusual situation where such a note was intentionally created to accomplish something for the note holder.

You can get a sense of the neighborhoods by looking at home prices and rents (sort listings by price and then hover the cursor over each property down the list on redfin to see where the marker pops up), by going to walkscore.com, greatschools.org, rentometer.com, Craigslist, and Google Street view.
