Hey guys, I live in Phx,Az , single no debt what so ever, in car sales business (self employed)and monthly I make anywhere from $3k to $10k after everything, experian score is 640, im guessing with that fair score and no proof of income Im looking at a crappy interest rate and big down payment on at least -$300k, here in Az anything lower than that its because it needs re habing and to be honest i dont have no experience whatso ever in that field and dont want to end up in a money pit.

Keep in mind the foundation is not the only issue, when there is foundation issues there is usually other internal issues that go along with it, (wall separation, Possible broken pipes, floors etc) so give yourself plenty of wiggle room for repairs.

We, thankfully, had a friend of a friend connect us to a delivery person, who directly picked up flooring and delivered to us, then we worked with flooring company to get a credit back on price.Or, we did Ikea cabinets, which came with both more pieces than we ordered, and not all the pieces we ordered.

Typically what @Samuel Diouf suggested will not work, unless you also include a significant and successful value add, for a few reasons 1) debt to income requirements likely will provide a means to get a loan on a 2nd property. 2) saving 5% for OO down in Orange County on MF likely means at least $50k with closing costs. 3) the home if purchased rent ready off mls will still be cash flow negative after a year (and 2 years, 3 years, … at some point it will have positive cash flow but I would not expect it in less than 3 years on rent ready property.
