The more developed neighborhoods (Cherry Creek, Washington Park, Highlands, RINO/5 Points) are cool but also more expensive.

I don't discount what other mention about AC, but we don't have it.  70%+ of home in our community don't have AC as the few days in the summer it gets hot don't outweigh the cost and windows open and fans get it cool enough.  

If you're looking a straight up SFH, I like any area on the edge of the "cool" areas.

There are so many cool and exciting things going on.

I know it super hard right now to meet other investors since everyone is social distancing but I found some cool zoom meetings on meetup.com that are just as helpful.

You can get $1,100 or more for a bedroom in a cool spot. 

Now OK you won't get a cool 4% rate, but you aren't going to get abused either.  

In addition, I just tried a system called Pay range that is pretty cool.
