You are looking at a minimum of $250k for a Class A property in Tarrant or Dallas county. 

The units needed  quite a bit of work, class C- or some might say D.  

In my market, that is generally the "middle-class" income or blue collar and lower white color neighborhoods, etc. 

My wife and I purchased our first property (a C-class fourplex) in 2017 which we house-hacked for three and a half years. 

Is it in a D-class neighborhood?

From a practical perspective doing the walkthrough in 2 weeks is unlikely to cause too much of an issue depending on the tenant class etc.
