There is a loan contingency that is usually 14-30 days that says something like if the buyer can't qualify they are released out of contract with no damages awarded.There are some things that I hope you and others learn from this.

So my question is, is that as long as my agent adds an addendum for me such as "Buyer shall have the ability to assign his rights to this contract without the express written consent of the seller, at buyers unfettered discretion" and "contingent upon property property inspection and buyer's approval of results", by doing this does it supersede any other verbiage it conflicts with in the contract?

There's some agents in my office who have won bidding wars with offering less money than other offers because they ruled out some other contingencies, so have someone that can advise you on options like that!
