Before I spend a lot of time and effort performing more due diligence on this property, has anyone else dealt with a flat roof before?

Im not sure how he could have the Judge make me pay for this when it is becoming apparent that his intention is to make me pay for work obviously not performed such as the garage door panel, and for work that he decided to do on his own without asking if I wanted it and 

Yes, the rehab will be reflected in the appraisal, but things like cash flow performance will not.
