good questions1) I didn't come up with 42k, the real estate agent got a bid to fix the fire damage2) don't know yet on taxes3) financing through a bank 15 percent down4) I will fund the rehab slowly, probably fix a little at a tile5) I could not cut the grass and manage tenants for cheaper than 8 percent6) all 6 units that are available for rent are currently rented, will know more history tomorrow7) arc given to me by agent, no confirmation on that yet

I'll definitely be walking away with a nice return however, I'd much prefer keeping this money maker for the long term, a 30yr loan fixed at 4.5% will do that.I'll confirm tomorrow with the hoa board and I'll ask for special dispensation, but doubt I'll get it.

I also went to the city zoning department and the clerk verified, looking at the same online database, and confirmed it is residential.

@Jon Gable It's not just the info presented by the seller that you need to confirm and verify.It's what is not provided by the seller that an experienced investor knows what to look for--such as schools, demographic trends,crime, etc.
