Bc im noticing when I tell them I’m wholesaling the phone disconnects lol

On Commercial notes from community banks and credit unions you may notice that the loans will balloon at the end of the term period and often times the term is shorter than the period they amortize for your monthly payment so at the end of the term you're left with a sizeable balance to payoff or refinance again.

Unfortunately, I just found out that I must give my tenants 60 days notice to vacate the property since they have lived there longer than a year. 

House is in need of the following capex items soon....Roof/Gutters/Insulation and Third Electrical curcuit box (Common area).If I used a Heloc to fund the capex items it would take 4 yrs of investing all cash flow into paying of the Heloc.

Is this issue common?

I agree that offering them cash is a good idea, but that doesn't mean that you shouldn't be posting notices for eviction at the same time.

After we closed we got a second notice from the city , ended up being 7k, still made it out positive but 7k would of been a nice extra dinner.
