Hi Steve,I am certianly no expert but I believe the P&S agreement on a Sub 2 is not necessarily entirely different to a standard P&S agreement but I have seen Sub 2 versions to have verbiage such as the excerpt in the sample below, in addition to all the other standard clauses/ sections - as with anything, I would suggest you run this past your attorney to confirm it works in your state/ for your needs.

So, while it may be legal in most states for you to lend the LLC funds if it is structured as an actual loan, in writing with specific interest and payment schedules, just like a bank loan, it would have no tax advantage.If it's a stock corporation, then yes you can.This would be entered in QB like any other interest loan.Feel free to reach out with any further questions.

For example, the unemployment rate, relatively low, is 6.5% versus MA's 3.5%It's been a long time since I was more familiar with Springfield, so I'm not sure about the impact of the casino.In general, similar to other working class cities like Fitchburg, in Springfield I'd imagine you'd fine the following conditions:- Attractive Cap rates- Medium vacancy- You're paying a realtor or property management company to find tenants (in higher end cities the tenants pay the realtor fee)- Section 8 tenants -- could be a negative or positive, depending on your view.
