The problem is it's very easy to manipulate by changing the proforma variables and I always recommend first time clients instead analyze deals by market rents to purchase price ratio.

At some later date you can change the beneficiary to your LLC, and there really shouldn't be any impact of this.

[Yes, I see that their 5% deposit would be less if the purchase price was less, but, the same result could be achieved if you kept the purchase price much the same, while changing the deposit percentage!

Unless things have changed, when we opened computer renaissance stores we were personally on the hook for the lease even as a franchisee. @$7500/mo that was a risk I wouldn’t take again.
