Purchase price: $295,000 Cash invested: $35,000 Bought the 2 bed 2 bath condo in 2019 with 3% down at 295k (+was given an $8k closing credit) and lived in it for 2 years exactly then spent 1 month gutting all the old carpet to lay LVP, repainting, and doing new shower and light fixtures, sinks, etc (about $25k).

Just make sure they have experience.Not sure what you're running for flooring, if comps let you get away with carpet or LVP that's probably the route to go.It really depends on the amount of work that the seller is willing to put in in terms of finding these things.

It's a nuisance but usually petty in the scheme of things--curse words spray painted on walls, toilets clogged up with toilet paper, holes punched in walls, carpets purposely stained with Kool-Aid, etc...Some (very few--but it happens) will have to be carried out by 911 first responders--either dead from natural causes or from self inflicted reasons (goodbye cruel world kind of stuff).

New roof shingles, paint exterior and interior, replaced old carpet with LVP throughout, new kitchen cabinets and countertops, new exterior siding, reglazed tub and tiles in bath, new bathroom vanity, installed new ductwork and HVAC.What was the outcome?

Of course, you'd need to put down some LVP in the common areas and probably carpet in the bedrooms.1150 x 25 = $28,750If you have the right team you can defiantly get this sort of rehab done cheaper but you'd be safe with this number.
