"Single family residence purposes" is self-explanatory.Whether you call what you are building a "single family residence" is immaterial.

The may either not know or not care. 

I am looking at a Duplex, am wondering if I could live out of one side as my primary residence for a year, and Airbnb out the other side during my first year... and then after my first year, regularly rent out my side, or Airbnb both sides... does anyone know the rules to this? 

For Tucson, AZ I also can manage or co-host the property if you know of a investor or homeowner that want to buy my stuff and have me take care of it all.

Zillow is a great tool if you carefully select your own comparable sales and listings and then take the time to analyze them. 

Introduce yourself and get a feel for the quality of other residents and their impression of the building.

That sounds like a pretty good plan, but I would make a few suggestions:1) if you think it may have had squatters or the previous residents would come back, board up the windows too while you're doing the work. 2) If the property was occupied by the owners or tenants, you may need to file an abandonment notice and wait 10 days or so (check your local laws) before changing the locks.
