Although I have vacationed many times and love the area, any information on Pismo would be great--from a business perspective.Any other advice, tips or tricks are welcomed!!!! 

Truly, finding good people is difficult with an added layer of complexity when you cannot physically meet them   Or go see deals in person.

At least I’m assigning contracts right in front of people’s faces.

There are 100's of real estate podcasts out there and honestly I have found many that are better than BP as they have people who have been in real estate and business for a very long time and could run circles around some of the hosts. 

They were month to month when I bought the property, but I never increased the rent since they were good tenants in the beginning.This is a bad business strategy.

They're sophisticated people as far as investing is concerned.

If you are backing up to something that isn't an eyesore or a busy street leave it be.

A 2/1 or 3/1 is okay (though ideally 3/2), but any more people staying there, then a second bathroom is needed.

I own a lawn care business and I have a goal to have 80k by the end of the year.

Get a bunch of people to tour the property together.
