The numbers work well for LTR, so my assumptions for STR seem to be reasonable.Worst-case, I’ll have a place with a great view to prop up my feet and drink a beer.

Thanks so much for the replies, its great to hear different ideas and views from people that have been in this for a long time.

The differences are: 1) "my" house has the additional 15 acres. 2) "my" house has 2 bathrooms~neighbor's house has one. 3) "my" house has a beautiful view of the valley.Erie PA has a slowly declining population.

As @Cameron Tope mentioned, many of the folks you're working with will also have FT jobs and cannot view homes in the middle of a workday, so you'll be relegated to nights and weekends. 

Cash flow can be divided in many ways, and those two factors play a huge role in my view.

Would the inspector consider viewing the property from the outside looking through windows?
