Just a light hearted conversation starter here.... when do/did you consider yourself not a newbie anymore in real estate investing? 

We used it for 3 of our rentals and gave us a nice boost in the tax refund.

It's not expensive or time-consuming, then you can wholesale to your heart's content without concern.

So any advice you guys have would be GREATLY appreciated and a huge confidence boost.

(On the other hand, if you stay within their comfort zone and treat civil servants with friendly respect, they're often quite helpful, if only for boosting their performance ratings.
