I use property radar and prop stream, and get to the lead before it gets to the auction stage like Elliott suggests. 

Most investors are staying away from big box anchored type centers and going for smaller centers with a mix of tenants where the income stream percentage is more diversified.If it's a Publix or Kroger anchored center, Lowe's, Costco,etc. then those can be strong.

If the buyer wants the house vacant, and I am getting a good price for the house, it might be wrth paying the tenant to leave without a fuss.Other than that, if a tenant violates the rules to the point where I have to file for eviction and go to court, I am out for blood.
