Thinking best bet is to either wait on close of 2/1 and negotiate a few less for ground floor or wait on appraisal to come back for my refi.Aside from the purchase price, I am trying to make a check list of items we need to address financially so neither of us are getting an unfair deal.

Pull the existing comps based on similar size and age.

It's good at a minimum to have a very short list.  3 out of those 4 you can probably select prior to purchasing something, the contractor piece is a bit more complicated depending type of project & size, you may be dealing with different contractors. 

Never bet against the US economy, at least in the long term. 

@Terry Moran  Your best bet would be to partner with someone, either someone with cash / credit or both. 

Some will if the owner of the property is the LLC and you rent from the LLC.With the size of your portfolio, you will find some of your best options with combining your Homeowners with the rentals, auto and Umbrella.  

I bet they saved a bunch of money by going with the lowest bid though!

But if a tenant trashes your rental unit and steals all the appliances and you call the cops in NJ, I'll bet dollars to doughnuts (!)

The best bet is just do good background checks and get good references from previous landlords, but not the current landlord.

Sounds like your best bet would be seller financing otherwise you could bring on a partner.
