In my town, appraisal is mostly invluenced by the following factors, in no particular order:1) finished, livable square footage2) number of beds3) number of baths4) central HVAC vs. other type of heat/cooling source5) garage space6) yard fencingBeyond that, pretty much everything is going to suck more money out of your pocket than it returns.

Shawn:If you are renting by the room, lenders will be disposed to see it as a rooming house (whether it is zoned as such or not) - particularly if the appraiser finds distinct evidence (i.e. locks on all bedrooms).

@Ronan Donnelly as the rents go im confident that I will be able to get the same rents as the ones that are rented from the vacant units , that's not really what's holding me back, what's holding me back is just making the decision of exactly what to do whether it's by a 2-4 unit in my local market . but the thing is in this particular one I would not be able to move my family out and still would have to pay $750 monthly in the apartment that they are renting .

You could pick more extreme examples of pickle problems resulting in authoritarian "not particularly democratic" institutions (or people...) being handed more power, but I don't think this problem is that big, so that seems unlikely.
