As for the spacing, I do just that, move the alignment around in the template (I don't worry about every piece looking the same since I'm not sending more than one to anyone at a time....your auto arrange font sounds pretty cool though).

My understanding was that we had executed a new, legally valid lease, that this supersedes previous arrangements, and that it is clear that both are tenants with the right to live there and with a shared obligation to pay rent.

What you just described, at least the way you laid it out, has the seller giving up title to their property for nothing and leaving them in an incredibly vulnerable position.Again, I have no idea what you're truly attempting to accomplish, but it feels like a really shady arrangement you're creating.

There are a variety of issues with this route, namely, "due on sale" clauses, and you'd probably have to just arrange for a fee from the buyer for your time, but this is certainly another option,
