They probably don't realize how one sided the contract is going to be and get cold feet.

I have walked in to one property in the middle of winter here I believe the high was around 20 degrees that day, and apparently  the owner told the tenants he was installing a new package unit prior to the foreclosure, and pulled off the unit leaving the giant opening to the outside where the cold air was running through the duct work through the entire house.  

J/K of course.Stone cold stunner is much more effective.... : ) In all seriousness the rental industry is very lucrative.

In the beginning of my marketing campaign and getting out there, I would drive for dollars, get listings, find phone numbers using zabasearch and cold call people and leave messages.  

Cold call (if I can find a phone number?)

Perhaps that's my own anxiety speaking, but given the relatively few showings that seems to be reflected at least in part in reality.If I choose to go exclusive with an agent, do you have any recommendations on picking one in particular?

Also consider the fact that if the tenant stops paying you will have to foreclose vs evict, which cold take years if contested.  

I am now ready to step out, and invest to create monthly cash flow outside of my everyday job.I have listened to a lot of the podcasts and the are very, very helpful but I still fill I need more information before make the jump into buying ( maybe I just have cold feet lol ) but I do know I would like to start with duplex homes.
