I could get an apartment but I think house hacking would be more worth while. any tips and insight as to get started quickly or should I rent an apartment for a year so I have more time to plan?

I'm excited to join this community and learn more about investing. 

We will lose out on $100k but get our cash out and the new investor will clear $100k by sitting on a deal for a year (while collecting rents).Does this seem feasible or something that would be attractive to an investor?

At this rate I feel like I'll only find a property once every 5 years.
