It looks like getting a traditional loan under my name will be tough because the private money will look like temporary funds to the lender, and I don't have the money to fund the deal myself yet.

For sure he would be out to look and put a temporary fix in place, probably same day.Sometimes a fair charge might be in order depending on what they find....could be any number of things.....#1 Call your roofer. #2 Call your insurance company depending on Rule #1.

we rented a air bnb in the catskills it sucked.. but my son in law rented a semi mansion on the same trip on the shore in Mass or Main or somewhere up there and it looked pretty cool..

We have the down payment and requirements for it, but our obvious goal is to leverage as much as we can.. it seems like going conventional would make our cash on cash much better than a hard money unless im doing the math completely wrong, all though its temporary, the forced appreciation may not be guaranteed?

It started as a temporary law to deal with the housing shortage in 1946 due to returning soldiers, and since it only applied to properties built befor WWII it was suplamented by rent stabilization for properties built between 1946 and 1973.The AirBNB regulations are of course more recent.
