Do I receive video of my pre and post make ready?

There is a pre-foreclosure property headed to auction at the courthouse steps that I'm very interested in purchasing.  

I came across a pre-foreclosure property which i am interested in purchasing as a subject to.

I am not a CPA but I don't think that rolling the profit over to a rental will then make it long term capital gains.

Already pre-approved.Utilities: Electricity paid by tenants.

You could sell later and trade up or roll into multiBuying multi family?

My parents are willing to put their credit on the line as co-signers - they have good credit but not great income.We'd like to make an offer tonight and get a pre-approval letter in by tomorrow. 

He said if not they will hit you with a pre-payment penalty?

Distressed properties are mostly what wholesalers focus on, because that's where the demand is from their clients (usually flippers), but that's not a pre-requisite.Not sure where you're adding value here.

I think this is a goldmine and I just need some guidance....id be willing to pay for it...i want to export an excel sheet of cash buyers, pre-foreclosures and any other types of leads that could help me....i actually almost invested in the S.M.A.R.T program but im almost positive realist is the brains of their operations.....any guidance or advice?
