The forced appreciation play in small-plex's has a few key points that the traditional SFH BRRRR does not.

But I've played around with the numbers, and it seems like I would get the same return by just buying more units alone, and not giving up any control of those units (the ability to sell, re-fi, renovate, etc. without needing permission from partners).

I believe cash flow can still play an important role when the market takes a dip because you still need to be able to cover all of your expenses.

I guess you can just play dumb at this point and give a new lease to the exsisting tenant. 

I'm going to sell a rental house via owner financing and I'm playing around with various loan amortization schedules to settle upon loan terms where I wouldn't pay any capital gains taxes on the sale.

Emotions come into play, sellers want to feel like they are winning...let em feel that way and close.

Recently we have been pursuing Student Housing plays in the shadows of major universities - 400 to 600 beds - for our Equity Co-GPs.

Could be a very smart play if unwritten correctly.
