The property manager is the key player, followed by a good RE agent, contractor and lender.

I've seen several big players loose it all.   

There appear to be a lot of big players in the RE world attending/speaking at this event, so it may be a good event to attend and soak up some information.

I think the mom and pop turn key I own a few rentals can usually weather the storms.. its the big players that when you have a crash it can be a wipe out.. 

(Fannie Mae does not allow more than 10 active mortgages for a single person).Most big banks offer commercial loans only to larger buildings (5+ units), but some smaller players (especially local / regional ones) will consider commercial loans even for small residential units.You can consider blanket loans as well (e.g. 1 loan spanning 3 houses totaling 7 units).  

But I know that some of the big players in the suburbs just north of me have stated that they won't come down to this area.

Three months to fix an issue shows that they are not serious about being a major player in the management/accounting software area.

I'm not talking subtle changes but completely different process, players, and attitudes.
