@Cory Tollefson the property that will appeal to the widest spectrum of future tenants is going to be a 3 bedroom, 2 bath home, with a minimum of around 1,400+ interior square footage.

l will walk away from this deal if repair cost to bring property up to section 8 rental code is too high...l am over estimating with the 30k....and l have not slaid eyes on a single interior pic of the property.

Don’t think we will hit our 5 home goal by eoy but definitely enjoying the learning experience and process to get there.BEFORE...We replaced the hvac system, the whole plumbing, some electrical, base boarded the whole house, replaced doors, painted everything, cleaned out and rehabbed the basement, tiled up 2000 st ft, removed over 1000sqft above ground pool, repaired the roof, re shaped the porch, sanded and prepped the bottom portion to put stone, plowed the dirt to put seeds, repainted the complete interior and complete exterior, and got appliances.

Interior, inspect ceilings (leaks) under sinks, drains, gfci outlets and smoke/c-o detectors.The heating system, water heater, electrical service panel and water meter photos are also included.Lastly, and very importantly, speak with the tenant and ask about any maintenance issues they are having.
