I think it can work, but add back a line for BPP those taxes will spring up on containers.I think security is an issue, but maybe cross that bridge when you get there.

If you wanted a lower down payment you could buy on fix&flip/ bridge for 10-15% down instead of 20%.

You could also consider a short term bridge loan for a value add project and then later refinance into a long term DSCR.
