That's why I really appreciate BP and real estate blogs in general, nowadays :-) You can shop around for a good fit for your strategy, from apartment complexes, inner-city investing, creative financing, and sub30k properties.

Your waitress serving you coffee lives someplace, her husband might have a job, they may like to move out of that apartment, you don't know until you ask.Select a farm area, you're in a huge city area, you can't work it all, find an area where the people fit closely with your skills, education levels, social aspects so that you can relate to those that are drawn to that area and price range.

It can be good policy to keep the tenant but if they aren't asking for it, I'm probably not doing it until I need to or if there's an insurable loss..but that's me; Andy: In the context of a view encompassing only the immediate bottom line, your above statement fits and makes sense.
