Hello,I am new to investing and I lack knowledge of how to use my passive losses from rental properties. or more than lack of knowledge, I just don't think my CPA knows this topic well.  

As for general rent increases, if tenants can pay and are just low on rent then we generally come in and offer a lease at near if not just about average market rent for the unit in the area maybe a smidge under market the idea being if they stay they are getting a deal and don't have to move and I don't need to redo the unit but the rent is essentially up to market.  

If possible, I would love to get a seasoned property manager's opinion on my most liked properties in terms of rental potential, etc.

Currently, my wife and I own a house that we purchased for $346,000 (4 beds, 3.5 baths) 7 years ago in California, which is now worth $606,000.

I’ve heard attorneys who specialize in self directed retirement accounts say you can put the lease agreement together and even show the property to prospective tenants andof course you could manage it.
