Who do you have currently in your home market that you can trust - generally you are going to want a trusted "core team" to do long-distance investing - for a flip, should definitely include a trusted partner and/or contractor + agent + lender at the very least

While I do think that extreme climate is something we all will have to contend with, I think the area will always be popular as a vacation destination.Having said this, I am thinking about looking for a STR in the area. 

This search term will more likely attract potential home buyers.As we all know, targeting buyers can be a waste of money when competing in this competitive market where each investor/wholesaler is fighting for the next best distressed seller.Now, what else is this advertiser doing wrong with their ad?

If looking to only do it for yourself no need to pay out big splits or have desk fees, instead there are a few flat fee per a transaction with no monthly fee style brokerages.

If they simply contacted you and have nothing to do with it, then I wouldn't contact them. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?
