Mudjacking raises concrete, but I question if the weight of the house is too much for this application. 

From the sounds of it, I’m leaning on assigning a weight restriction, and limiting the amount of dogs and breeds a tenant can have on my property.

In the other two (soon to be three) the system goes like this: an initial deep-clean (that gets re-done every several months) and then each turnover is just upkeep and laundry that gets sent out.  

Take your weight loss a couple pounds at a time and don't accept retreat.

Since rents are lower they do minimal upkeep to the buildings.

Some of the worst renters I had complained about everything and had no respect for the property, while some of my best renters were a day or two late on the rent but were cooperative with upkeep of the property.

Im unsure of the NY laws as I'm in Missouri, but from my personal and professional experience a good property manager is worth their weight in gold.

These are paid for, and it doesn't sound like he's putting a lot of money into their upkeep.
