Raising money is all about marketing and sales (not real estate specific) so either hire marketing agency and read sales books, or hop on some LinkedIn courses on marketing and sales.Not sure the legal structure to use: talk to accountants and attorneys.Need deal flow: talk to brokers and go to a lot of networking events.Lending terms: start calling banks and loan brokers.From there, it is all risk mitigation.

With that said Phoenix had one of the highest home price declines in the last market down turn.  

The stock market has been on a tear.  

I am a licensed real estate agent and have access to MLS just need to learn more about the wholesaling market in Texas....        

Unique neighborhood and product within local market.

Every where you turn there are STRs going up on the market fully furnished because they couldn't pay the mortgage and bills with the rental income. 

My advice would be go for the most they will loan you as long as you're in an appreciating market and you can find a value-add.
