I got 2 payments as finder's fees from a developer/builder, and they see it as a line item in their expenses, like paying for drywall.   

Like Michael said, I would use a cleaner once a month to clean or biweekly, restock the common area items (like TP, dish soap, etc), and sign up for routine lawn and snow services.

I plan to sell convenience items as well as fresh produce, baked goods, and hot meals.

@Sean Graham, I looked up section 179 but it seems fence is not in the list of qualified items.

Typically I would account for the cost to turn a unit into the expense line items.

Hey Ryan, yes I was told that just a cleaning alone, not any repairs, would be around $200-$250 but was shocked when I was sent an itemized bill and was charged $550 to clean a 2BR/2B condo downtown.

Could I do itemized deduction on a schedule E as an individual?
