My initial plan was to house hack with my va loan; however, this is looking like a great deal if I could get it for an ideal price (it has been on the market for over 2 mos and I just received word that the condition is considered "poor" as there haven't been any upgrades in a decade and it's looking to be in a B-/C area...so I'm hoping to knock the price down significantly...any advice on this would be appreciated as well!).

My goal is to own a B class property in Vancouver BC, San Diego CA, Miami FL and New York City and every 3 months, move and live in the different locations (Miami Jan-Mar then NYC April-June., Vancouver July-Sept and SD Oct-Dec).

I can get a brand new, fully rehabbed house for 75k in a B area (for that city).

I'd prefer to invest in a B area or an area undergoing new growth - I'm planning some trips up the coast to explore both cities.

The REAL problem is that as the owner of rental property you need to shift your mindset from "this was your home' or tenant has problem A, B, C, D, all the way to Z.  

I am looking at areas closer to the city, trying to wrap my head around what could be considered A, B, or C neighborhoods and narrow down from there.

Sorry if I don’t just give you an a+ b formula but if you find someone who does, you should probably ignore them.  

One of them recently sold 100+ parks to a large PE firm who will likely take that (fund) group of parks public.I would assume those are A B parks not the low end  crappy single wide  10 to 20 unit mom and pop parks.there is a family I did business with in Orange county that owned over 6000 spaces in Orange county.. and get this FREE and clear.. talk about cash cow .. he lives on Lido island .. not sure if the dad is still with us..
