I do a lot of write offs through this and one thing im curious about is how i can structure house / flipping & rentals in my business.I plan on continuing to work in the industry i am in due to the flexibility and earning potential... on good years i will very likely be able to earn north of 350-400K and still have 4-6 months I can dedicate to REI.

But I think the real estate industry is setup to give investors a false impression.I would love for BiggerPockets to dedicate an entire podcast episode to failure just to pain a clear picture of this is what it looks like.

It takes hard work, dedication, and an absolute reason to keep you going.

It's about How honest is the person, how dedicated are they, how much do they care about the tenants and the landlord.  

They also have a free service called rentalizer, that allows you to enter any address and if they have info for it, they can guesstimate how much you may get as a AirBnB landlord.There are a lot more sources and blogs dedicated to this, so a search on google for "airbnb best markets" can give more details.Hope this helps!

As for what is better to invest in SFR or multiplex there are cases that could be made for each that there are many posts dedicated to.
