It's hard to tell because there's not a lot of transparency surrounding your numbers. 

I also attended a TREIA workshop on legal issues for landlords and had a real estate attorney review my application and policies, and I do move-in inspections with new tenants so everything is transparent and covered up front. 

That lack of response tells you something less transparent is happening. 

It was more transparent in my opinion.

We are transparent and tell them we are in it to make a profit and these will be our costs to rehab the property.

I like having educated tenants, who I can communicate with easily (email/text), tend to be cleaner, can pay me online, have jobs and lives that are more stable and keep them busy and mostly out of trouble.They tend to be pretty transparent.

Alignment of investment philosophies, trust and transparency are crucial.

However, when working with one person that you know is a closer, walk through him, be transparent about you wanting to make a fee--if its a deal they will pay that no problem.

Right now I'm very transparent when people ask me what I do.
