Within James’s stately Xanadu is a living room with vaulted ceilings and exposed beams, a dining room beneath an enormous skylight, a carpeted library with built-in bookcases, and movie theater boasting one of the main mansion’s seven fireplaces.

I’m in the same boat.  16 years producing some of the largest concerts on the planet and managing clubs and theaters across the country.  

No lobbies, no elevators, no shared pool space or coffee shops, etc.

Operations will remain in the hands of the nonprofit film preservation group American Cinematheque, who will continue to use the theater for public events on weekends under the new ownership.

Regulations laws, and lobbies would probably turn off the business but providing knowledge transfer of rehab analysis before and after with pictures and numbers, and most importantly "Publicizing ARV" and "ARV to Actual Sold Price" as well. 

Some homes even have a movie theater and game room with pool and ping pong.What could be interesting is putting up themes and amenities that complement what folks traveling to your home will do.
