Hadn't even thought about it but I think you're right...most are 4" these days...check the dryer vents at HD or Lowes, I think those are still available in 3" and you might be able to swap them out.

I hope I'm not seeing this as you swapped out each device with an ungrounded outlet with a 3 prong (perceived by tenants or anyone else as grounded) device.

What I do is keep an extra washer and dryer in my garage so i can just swap them out and fix it at my own pace.

I think a bright (but slightly warm) white would work very well, a nice contrast to the dark countertops and the green walls.That said, here's an alternative to ALL of that work, addressing what I see as more important for both functionality AND esthetics: At the minimum, swap the stove and the darker base cab.

See if it is a motor issue, maybe you can get a replacement on Craigslist or Facebook Swip/swap groups. 

So, getting an appliance swapped out is not hard for me.

You could use a policy loan to swap out some of your higher interest credit card debt.

The kind  of renter who won’t pay 3$ for a new smoke detector battery or a swap out a light bulb .my  black lab will leave our cool air conditioned house to go lay in the hot sun out on the deck !

If it is a multi member LLC then you may want to look into doing a "drop and swap" or a "swap and drop".
