Seems like a good appreciation market, but maybe more suited to LTR or MTR.

When you have a place in a great area, having a bunch of goofy "Instagramable" options isn't necessary.

It's a whole suite of forms that you can utilize for move in, pets, extentions, applications etc.

I use it as a qualifier-if a property does not stand the 50% rule I don’t go any further-conservative suits me just fine. 

With PHX expanding rapidly with no end in sight, it's only inevitable that Downtown will follow suit.
