Most are performing well and a couple of them are in the middle of dealing with evictions. 

In my opinion this will not lead to long term success - if that is of any interest to you focus on saving up enough to purchase your primary residence.

@Randall King If you find the property isn't performing well, a 1031 exchange would defer the tax and concentrate that equity into something that has a greater cash flow potential, like what @Corby Goade said.

Think of it like buying an existing performing business.

Turning a historic duplex into a high-performing asset while forcing $100k in appreciation is no small feat—seriously impressive. 

If you get a quote significantly below the numbers above you need to ensure that the contractor will actually execute the work and perform it to the required standard.
