A couple of months ago, I ran across one of Dave Meyer's videos, and that led me to the podcast, and that led me to the Real Estate Rookies podcast, and a host of others who I won't mention, but were nevertheless valuable.

I have been listening to biggerpockets podcast and youtube videos to really try to grasps the general idea of real estate.

Our project is raw land development so we're submitting everything all at once.

This is what I did for a cabin I built in Gatlinburg:  We took a few royalty-free photos of the area off of the internet, and submitted them to an art site online whereby they make a painting of the photo.

Something to the effect that they will look at pics and video of the space and give you ideas on how to make the space unique with good style to help your place stand apart from the competition and you can purchase the material from the company as well (think wall accents, cabinetry, etc)I think the pod dropped in the last couple weeks.

Last question, you are hiring an architect and submitting plans to the city in a renovation like this correct?

I've submitted a report to the FBI and encourage everyone to do so as well.
